2) Your after-hours triage protocol (fast questions that work in the real world)
You need a triage checklist you can run in 60–90 seconds, even if you’re in a dusty garage, hands full of tools, or sitting in your truck after a 10-hour day. The goal is to sort the call into: (A) immediate action, (B) safe DIY steps + first slot tomorrow, or (C) book for later.
Ask these questions in order (customers understand this language):
1) “What’s happening right now?” (Leaking, won’t shut, door won’t lock, fence down, power out, etc.)
2) “Is it actively getting worse?” (Water spreading, door wide open, wind ripping it, etc.)
3) “Can you stop it safely?”
- Water: “Can you shut off the valve under the sink/toilet?” If not: “Do you know where the main shutoff is?”
- Door: “Is the door closed but won’t latch, or is it physically open?”
4) “Any safety signs?” (Burning smell, sparks, hot outlet, standing water near an outlet) If yes, tell them to shut off the breaker and call an electrician if needed.
5) “Where are you located, and are you the homeowner/tenant?” (So you’re not driving 35 minutes for someone who can’t authorize work.)
6) “Send one photo/video text right now.” For fences, doors, drywall water damage, and sagging gates, a photo saves a wasted trip.
Decision rules you can actually follow:
- If there’s spraying/overflowing water and they can’t shut it off: you either go (emergency rate) or tell them to shut the main and call a plumber if you’re not equipped.
- If the home can’t be secured: offer a temporary fix tonight (strike plate screws, latch alignment, temporary hasp/padlock, window pinning), then schedule a permanent repair.
- If it’s “annoying but stable” (drip, squeak, stuck closet door): book next available and move on.
Keep a small after-hours kit ready in your truck for the calls you decide to take: assorted 3" screws, strike plates, shims, a hasp + padlock, tube of silicone, wet/dry vac, headlamp, and a tarp with bungees.
Key takeaway: A 6-question script + a photo text turns chaotic calls into quick yes/no decisions.
